This is a great redevelopment play. The location along Denver's Art District on Santa Fe is ideal for an indoor, climate-controlled, indoor storage use with minimal costs to convert. The zoning allows for a 5-story building which would be excellent for apartments and condos. The 1st floor retail space could be turned into retail condos, or kept to rent. There are 10 parking spaces in back of the building and there is a ramp down to the basement. There is an elevator shaft and another elevator could be installed. The back fire escape is newer and meets the code requirements. Figure the going rate for climate controlled storage and this property makes a lot of sense. It is currently used for a showroom and artists studios and the rents are way below market.
